Flipping Out

We're off and running in the fast-paced, high-stress world of house flipping, and what better guide than the brilliant Jeff Lewis. He and his staff set to work on acquiring a new property in the Los Felis neighborhood of Los Angeles, which he hopes to turn into another of his many renovation masterpieces. But when one of his assistants talks back to him (whether he quits or was fired depends on who you ask), and the new property turns out to require tens of thousands of dollars in unexpected repairs, Jeff must turn to his psychic, his spiritual guide, and ultimately, his inner circle of Stephen, Jenni, Zoila, and Chris to see him through. And when they "stage" his current house to be shown to potential buyers, the true Jeff shines through, in all his savvy and maddening glory. But will the house sell, and will he be able to stretch his bank account to finish his next jobs? Tune in next week to find out!

This week, Chris is given a promotion from trash guy to third assistant. But when he's given the job of taking care of the house while Jeff is away, the cat "Monkey" goes missing, and Jeff has to rethink his decision. Meanwhile, Jeff's house is finally open to the public, and everyone hopes for a quick sale. Zoila saves the day by finding Monkey, only for Jeff to send Stephen to the vet to get Monkey her cat acupuncture. At the office, Ryan and Jeff wait to get their hands on their newest project, only the current owner is slow to leave his home. But after some cajoling, and a little help with the owner's many boxes, Jeff can begin demolition, and start work on his next house flip.

Valley Oak One, still on the market, has not sold, and Jeff is running out of money. In order to get some cash, he tries to convince Ryan to sell his house to make ends meet. Ryan refuses, until Jeff proposes a bet: whoever sells their house first can move into Nottingham, the multi-million dollar estate that’s undergoing renovation. Meanwhile, because Valley Oak One isn’t selling, Jeff loses faith in his current psychic, and hires a new one to bless Las Palmas, another finished home. At Valley Oak 2, there was a miscommunication, and the landscapers incorrectly cut down a big tree in the yard, sending both Jeff and Ryan into a fit. But not long after, Ryan sells his house and makes plans to move into Nottingham, making Jeff jealous.

Everyone's favorite obsessive-compulsive house flipper, Jeff Lewis is back. Jeff and his business partner Ryan have taken on a historic restoration project to cope with the changing real estate market. The "flip-outs" begin when Jeff's new boss gives him a taste of his own medicine and accuses him of not working hard enough.

Jeff is under a lot of pressure to sell his Ben Lomond home, but with the market on the decline, things are not looking good. Jeff can't afford any more mistakes and when he gets the wrong shade of drapes he has a meltdown. But despite all the drama, Jeff always makes time for his staff. He commissions an original abstract portrait for Zoila as a special birthday gift, but not being an art connoisseur, the gift doesn't go over well.

Jeff and Ryan are partners but couldn't be more different. They each have their own approach, not only on design, but also on how to manage the staff. Usually the two end up on the same page, but when Jeff notices work around his house isn't getting done, he grows more and more suspicious of his assistants. Ryan desperately tries to talk some sense into him -- but this is one battle where Jeff just won't back down.

Jeff puts his normal business practices on hold, focusing instead on remodeling and designing homes; Jenni and Zoila return, along with some fresh new faces.

Jeff attends a pajama party; new assistant Rachel struggles to keep up with Jeff's numerous demands; Jeff accuses Ryan of not sharing clients.

Jeff takes charge after he loses trust with the contractors at his Buena Park job; Jeff wins a remodeling job with a major Hollywood stylist.

Moving forward, Jeff decides to ``trim the fat'' off his business.

Jeff feels that Sarah needs tough love to get up to speed; Jenni makes a mistake with a major client.

Jeff decides to focus on customer service and professionalism; a concerning pet issue.

Jeff and Jenni take a bite out of the Big Apple, but it could sour in New York when Jeff worries that his busy schedule is jeopardizing a job and a friendship. Meanwhile, Zoila's birthday draws near and Jeff plans to give her an over-the-top gift.

Jeff settles into his new home and works with high-profile clients, including actor George Eads. Elsewhere, Andy is enlisted to help the team at a trade show.

When business manager Gage decides to hire an assistant, Jeff brings in a "ringer" to help him out.

Jeff and Gage head to the doctor's office with the surrogate, Alexandra, for the implantation of their embryos; Jenni strives to keep a new client happy while heading to her first parent-teacher conference.

Vanina continues to report to work after her breakdown; Jeff has an opportunity to buy another house, which means more change is on the horizon; Jenni has good news, then an illness threatens her health and her hope for a growing family.

As the baby's due date approaches, Jeff and his team rush to make final preparations; worried about missing the birth, Jeff and Gage head to northern California to wait for the call; after nine months of pregnancy, they finally meet their daughter.

Jeff focuses on flipping properties; there have been multiple additions to the team, with Jeff relying heavily on his new full-time assistant, Tyler; when Jenni returns from maternity leave, Jeff is not exactly sure where she fits in.

Gage lands a photo shoot for Jeff with furniture company Alder & Tweed; while the JLD crew scrambles to get everything in place, Jeff remains focused on Valley Vista; Jeff fails to endear himself to his new clients.

The team heads to New York City; it's Monroe's first trip, making Jeff and Gage nervous; Jeff charters a private plane and brings along Monroe's nanny and grandparents; the team searches for real estate for Jeff's client, Julie Grossi.
